Each House Plan Contains
Floor Plans
Dimensioned drawings showing an overhead view of each level of the home. Floor plans indicate the layout of rooms, walls, doors, and windows, and include dimensions for proper construction. These plans also show the location of built-in features, fixtures, and any special architectural elements.
Foundation Plan
A detailed representation showing the general design intent of the foundation. The foundation plan will display either a slab, crawl space, or basement foundation depending on which option is purchased. This includes the layout of footings, posts and beams, bearing walls, and the extent of structural slabs needed to support your home, with all structural specifications clearly indicated.
Roof Plan
This sheet describes the elements that make up the roof system. The roof plan typically illustrates ridges, valleys, hips, and the overall roof structure. It may also indicate roofing materials, slopes of roof surfaces, and the location of chimneys and other decorative elements.
4 Elevations (Front, Rear, Left, and Right)
Exterior elevations are 2-dimensional representations of each side of the house. These drawings show what your home will look like from the outside and indicate materials for walls and roof, exterior finishes, window and door locations, and roof pitches. Elevations help convey the architectural style and character of your home.
Typical Wall Section or Cross Section
Cross-sections show the house as though it were cut in vertical slices from the roof to the foundation. These detail drawings illustrate the construction methods, relationships between floors and walls, insulation specifications, and how various components of the home fit together. Wall sections show the construction of exterior walls with connections to the roof, foundation, and floors.
Understanding Local Requirements
All of our house plans are designed to comply with standard residential building codes, giving you construction-ready drawings that save time and money. Since local requirements can vary by state, county, and municipality, we strongly recommend that you contact your local building department for a complete checklist of all items required to submit for a building permit in your area.
Many jurisdictions may require plans to be reviewed and stamped by a locally licensed architect or structural engineer to ensure compliance with regional building codes and site-specific conditions. Compliance with your specific state, county, or municipal codes is ultimately the responsibility of the purchaser and builder. Local professionals can assist in making any necessary modifications to meet your area’s requirements.
