Construction Plan Sets

PDF

If you opt for this choice, we will email you a complete set of house plans in PDF format. The plans will include a copyright release that permits you to print and share the plans as needed to complete your building project. Our customers frequently choose this package as it provides them the flexibility to print multiple sets of plans locally to meet their requirements.

Please keep in mind that the PDF license agreement only permits the construction of a single home. However, we have additional options available for builders who need an unlimited construction license.

Printed Sets

When you choose this package, you’ll receive printed house plans delivered straight to your doorstep. Most designers do provide printed sets, with the majority offering five sets. However, some designers may offer only three to eight sets. Some designers may provide the option of receiving your plan in both PDF and printed sets. This choice gives you more flexibility in terms of how you prefer to receive your plan.

Please keep in mind that the PDF license agreement only permits the construction of a single home. However, we have additional options available for builders who need an unlimited construction license.

CAD Files

CAD files are digital documents created through specialized software to draft and design detailed architectural plans. They enable architects, engineers, and builders to visualize, edit, and optimize house designs efficiently. If you purchase CAD files, you can allow a qualified professional to modify your plans using a compatible CAD program. You will also receive a copyright release that grants you full rights to customize the plans.

Foundations

Choosing the appropriate foundation is essential for a house’s stability, durability, and functionality. The three types of foundations commonly used in residential construction are slabs, basements, and crawlspaces. It is advisable to discuss the most suitable choice with your builder to determine the most suitable choice for the piece of land you intend to construct on.

A slab foundation is a single layer of concrete poured directly onto the ground; it’s cost-effective, quick to install, and suitable for regions with a low risk of flooding or earthquakes.

A basement foundation, on the other hand, involves excavating a significant depth below ground level to create a usable living or storage space beneath the house. It offers additional square footage and is preferred in colder climates where the foundation needs to be placed below the frost line for thermal insulation.

A crawlspace foundation elevates the house off the ground, providing a small gap between the soil and the first floor. This type is beneficial for areas prone to moisture since it allows air circulation to prevent dampness and provides easy access to plumbing and electrical systems for maintenance.

Each foundation type has its unique advantages and suitability depending on geographic location, soil conditions, and homeowners’ specific needs.

Right Reading Reverse

This option is designed for individuals who want to construct a home with a reversed floor plan. The plans are reversed and all writing and dimensions are made readable. Please note that your order will only be filled in reverse orientation, and the standard format will not be included in your plan order.

Framing

When it comes to constructing homes or other structures, two common options for framing walls are 2×4 and 2×6 construction. In 2×4 construction, 2-inch by 4-inch lumber is used for framing, while 2×6 construction uses 2-inch by 6-inch lumber. The primary advantage of 2×6 construction is that it provides a deeper wall cavity, which allows for more insulation and better energy efficiency. However, 2×6 construction is also more expensive and may require more labor to install. Ultimately, the choice between 2×4 and 2×6 construction will depend on the specific needs and budget of the project. If the desired option is not available, a modification request can be submitted.
